We talked with Vickie Barber, a home stager who we have brought on to the Midge & Co team, about the importance of home staging when you are trying to sell you home. Keep reading to learn Vickie’s top reasons to stage your home.

#1 Don’t help sell your competition…
When you are selling there will always be competition and buyers will have high expectation. Not only will staging benefit your home when it comes to showings but it will also allow for awesome pictures to create a great online presence & drive traffic to your listed home. According to the National Association of Realtors, more than 95% of buyers look at homes online first before they ever go to visit the home or contact an agent. In today’s online market, a poor first impression of your home can prevent potential buyers from even ever looking at it. If your homes pictures are not attracting them to your listing online, your agent will struggle to get them inside as well!

#2 Staging is a critical necessity, Ask your agent…
In a survey conducted by Zillow, agents listed staging as a top necessary item for home sellers. At Midge & Co we agree, when you put your homes best for forward it lets us put our best foot forward too. Staging removes the personal connection, uses the space appropriately, and it makes marketing your home online & with video much easier.

#3 You can relax…
When you stage your home you can take a breath and relax while your home is on the market, because you know you have done everything that you can! Staging is not just for indoors the same rules apply for the outside of your home. If you do not have the time, energy, or know how to stage your home you can really sit back and relax if you let a professional like Vickie handle it for you.

#4 Little flaws will be easier overlooked…
Now we do not mean that they may not notice flaws, we mean that they may put less focus on them. According to the National Association of Realtors, 1/3 of buyers will over look flaws in the property or home if it is professionally staged.

#5 Let the home owner build their own picture…
It is hard but you must emotionally detach from your home when you are selling it. The goal is that each potential buyer steps inside and is able to envision themselves living there and how they would use the space. If your personal items & pictures are on display it can distract from this and 81% of buyers state that it is easier to visualize a staged property as their next home.

#6 Staged homes sell faster...
When you stage your home it will sell faster. In a recent Real Estate Association Survey it was proven that staged homes spent 72% less time on the market. Read more tips to sell your home.

#7 Staging really doesn’t cost a dime…
Yes, you will have to invest in upgrades, new paint, or decor when you are staging but the truth is it really doesn’t cost you a dime. How is that? Sellers that spent an average of 1% of their homes value on staging saw an 1000% average return on investment when their homes sold. This is because staged homes sell for an average of 10% more than similar unstaged homes for sale.
